Upon arrival, I will need to measure the exterior of the property first. Once done, I will need to come inside to measure the interior. This allows me to verify Finished Square Footage as well as measure room dimensions with my laser measure.
Depending on the size of the home, measurements usually take between 30-45 minutes. Larger homes with complicated second levels and basements or unusual features may take longer.
Basic floor plans and measurement reports are generally returned within 24-48 hours. Larger properties and more complicated floor plans may take a little longer to complete. Detailed floor plans may take 2-4 days to complete.
No. As long as I have a way to get inside the home to verify finished square footage. Sometimes people leave a contractors lock box with a key and give me the code for access. Other times, keys are left in a designated area. I do not have Supra access.
The tax assessor rarely enters the home, thus not always knowing what is actually finished or unfinished square footage. SC Home Measure follows the ANSI Measurement Guidelines (Z765-2021) which is the same standard that Fannie Mae requires for appraisers to use. SC Home Measure uses a program for processing secure credit card payments. We never see. your credit card information and do not store your information. Paypal, Zelle or a check are also accepted.
Yes! SC Home Measure follows the BOMA guidelines for commercial measurements. We also have a more robust software for detailing commercial properties and defining spaces. We are currently working on rolling out 3-D modeling in the near future.
